What Happens After You Call
The same seven stages run on a flooded apartment block and a burned single-family home. What changes is how long each one takes.
You call, a person answers
The emergency line is staffed 24 hours a day, every day of the year, including holidays and the middle of a monsoon night. You describe what happened and where it is. Nobody is asked to leave a message and wait for a callback.
Crews are dispatched and the property is made safe
The first job is stopping the damage getting worse: shutting off the water, boarding openings, tarping a roof, fencing an unsecured building, making the electrical safe. This happens before anyone starts cleaning anything.
The loss is documented before it is touched
Photographs, moisture readings and a written scope of work, recorded before demolition starts. This is the record your adjuster works from, and it is far harder to reconstruct after the fact than to capture at the start.
Water is extracted and the structure is dried
Standing water out, ruined porous material out, then controlled drying with equipment monitored by meter rather than by eye. Drying is called complete when the readings say so, not when the calendar does.
Cleaning, remediation and odor work
The method is chosen from what the damage actually is: smoke type for a fire, containment and disposal for Category 3 water or mold, degreasing and neutralization for odor. Guessing at this stage is what causes permanent staining.
Rebuild
Drywall, flooring, cabinetry, paint, electrical and finishes, under the same three Arizona Registrar of Contractors licences the company already holds. You are not handing a half-finished job to a second contractor.
Final walkthrough and inspections
Punch list, inspections signed off, and one project manager who has been on the job since the first phone call answering for it. The insurance file is closed out with the documentation gathered at stage three.
